Who is Burkeen Properties?

​

We are a small business created with the remodeling and rental property knowledge of Jonathan with many years of experience and the redecorating and wedding knowledge of Megan. With us are a few people who keep us running our homes in tip top shape! We built/repaired/remodeled all of the homes ourselves! Megan handles all bookings and communication with brides/grooms and guests. Jonathan usually plays the role of hand-man, maintenance man, and yes man to any improvements or amenities added to the homes. Jonathan was raised in large part in western Kentucky with most of  his family still residing there. He knows all of the best spots to go hunting and fishing and where to grab a beer at the end of a long summer day. Megan was raised in Louisiana and knows the importance of what a small town can provide to families. Together we live in beautiful Chattanooga, TN running our small business from afar with full faith in our local cleaners, handy man, and property manager, and with monthly visits to both our properties and to visit with grandparents. We have a passion for traveling so we understand how important every detail is when planning your trip. We want to help with that!  We love being able to provide spaces for families and loved ones to share memories and make new memories! 1. The Venue questions

How Large is the venue?

The venue is 1500 sq ft. It is a 50 by 30 barn style building.

 

How close is the venue to the lodge?

The venue and lodge share a drive way and are just yards apart from one another.

What all does the rental of the venue come with?

The venue comes with 6 round tables each 60'' wide with white table cloths for each, 50 tan metal chairs, 2 large speakers. one long rectangular table with a table cloth for it as well, a large spool table on wheels that can be rolled where ever fits best with your vision, and two whiskey barrels with a table top.

How long do we have access to the venue?

The venue is all yours for the entire length of your stay. We recommend staying two nights to allow time to set up, have the rehearsal dinner, and clean up after. Check in is at 4pm with check out at 11 am on your last day. Everything must be out by then.

​

Is the venue air conditioned? 

Yes! The venue is temperature controlled with two units.

​

Do we have to clean everything ourselves or is there a cleaning fee?

Everything brought in must be out by the time of check out with no trash on the floors or outside and around the property. There is no additional cleaning fee so it is important not to leave the place a mess. There is a broom in the venue as well as a mop if the floor got too dirty during your celebration. Please check over the venue rules for more details.

Are there restrooms in the venue?

Unfortunately there are not any in the venue because we did not want to add any interferences to the space.  There are three restrooms in the lodge which is only a few yards from the venue.

Do you have photos or videos of weddings that have happened there?

Absolutely! We have both a TikTok and an Instagram page that show weddings that have happened there. Click here to check them out!

How do I get a video of our wedding from you?

It's easy! Just ask your guests to use our hashtag #wildvinesvenue and #wildvinesvenueandlodge on instagram and TikTok and send Megan any photos directly through text or email and she will tag you in anything you'd like her to tag you in!

Will the space be large enough for my estimated guest list?

We are most comfortable with parties of 50 or less but we have made groups of 100 work! As long as parking and quiet hours are respected, we are willing to work with you and your guests!

How do I check available dates?

You can check out our booking page under lodge (click here) or just contact Megan and ask about your dates!

What all do you need to book?

If you are ready to book, Megan will send you a list of a few things she needs including you and your partner's names, an email to send an invoice to, your guest list, 

​

Do you cater to other celebrations besides just weddings?

Absolutely! We have had conferences, baby showers, reception only, civil unions, family gatherings, military reunions, and vow renewals. We can host whatever your celebration looks like!  

 

How much is it to rent the venue?

How much is the deposit to hold my dates?

There is a $600 nonrefundable deposit to hold your dates. The $600 is taken from the total owed and is not an additional charge.

 

Can I book online?

As of now, we only have booking available direct through Megan. This ensures there are no double bookings.

How do I book a tour?

We function as a bed and breakfast all year around during both weekends and weekdays so tours have to work around reservations. To book a tour, please contact Megan.

​

How do I rent additional items?

Click here to see what we have for rent or purchase! To rent something, just contact Megan and she will get an invoice sent over to you. Items for rent are only available to those who book the venue and will be in the venue upon check in.

Do you accommodate weekday weddings?

Absolutely! As long as a date isn't booked, we accommodate weddings everyday of the year.

​

Can we book for an afternoon without booking overnight?

Unfortunately we have found this to be too stressful to both the wedding party and the people who help us keep our homes running. 

​

Is alcohol allowed?

Yes! Alcohol is allowed to be served at the venue but only those who are of age are allowed to partake. We do not provide any alcohol or a bartender. 

​

What is and isn't allowed in relation to decorating?

Please be sure to look over our venue rules here to see.

​

Do we have to use a specific caterer?

No, we do not have a required catering service or wedding planner. You can use whomever you choose. However, we do have a list of vendors we recommend! You can see the ever growing list here.

Are you lakefront? 

No, we are about half a mile from water. It is not viewable from the venue.

​

Are you LGBTQ+ friendly?

Absolutely! We would love to celebrate you at our home and venue!

​

Can I book the venue without the lodge?

Unfortunately this is now an option we have at this time. One large reason being the lack of restrooms in the venue itself.

​

Is there someone on site the day of the wedding?

Both doors in the home and venue are keyless entry using a keycode. We have found that couples prefer the privacy of letting themselves in and being able to walk around, plan, and celebrate on the day of without someone there. For this reason, we do not have someone meet you at the home unless requested. Megan is available via text or call any time though! 

 

Where is parking?

The circle driveway that wraps around the back of the lodge comfortably fits about 16 cars. Additional parking can be found across the street on the available campground slabs and currently off road and 4wheel drive vehicles can park down the dirt road across the street into the woods. If even more parking is requires, about 2 miles down is public parking by the bridge where guests can park and be carpooled

What if I have to cancel? What is the refund policy?

$600.00 non-refundable deposit due at time of receiving invoice in order to save dates. Remaining balance due 1 month before the start of the reservation. Must cancel at least 2 months before reservation starts to receive a full refund of said remaining balance. Canceling within 2 months to 2 weeks of the reservation will result in a 50% refund of said remaining balance. Within the 2 weeks of your reservation, no refund will be issued. This is a strict policy. Alternatively, you can alter the dates within 1 month of your reservation with no penalty as long as the new dates are available. Changing dates to a later date and then needing to cancel, the original dates will be used for the cancelation policy.

2. Lodging questions

How many does the lodge sleep?

The lodge has 5 bedrooms. Upstairs is the main bedroom with a kingsize bed and two bedrooms with queen beds in them. Downstairs is an additional queen bedroom and a bedroom with two bunkbeds (4 beds total in the bunkbed room). In beds there is room for 12 people with much more space on the couches and for blow up mattresses on the floor. (We do not provide additional bedding or blow up mattresses.)

What amenities does it come with?

The lodge has so much to offer regardless of what you and your family enjoy doing or what the weather is like outside. It has a hot tub, pool table, ping pong table, board games, books, children's games, two indoor fireplaces, a small firepit outside, two large televisions, two front porch swings, cornhole boards, a back deck to relax on, and a large backyard to play games in.

Can you book the lodge without booking the venue?

Absolutely! The lodge can be rented without the venue but not the other way around, so no worries, no one will be getting married next door while your family is enjoying their stay at our home.

What time is check in/check out?

Check in is at 4pm with check out at 11am. During this time we give tours and our cleaners take extra care to ensure the home is clean and ready for the next check in. For this reason, check in and out times are not super flexible.

​

Do you allow parties?

We allow controlled events! We do have neighbors so if a party gets out of hand or quiet hours are not followed, we do get phone calls from them and we reserve the right to kick your group out. Our property manager also lives next door and can see when a party is forming. It is incredibly important that we know the number of guests that will be in our home regardless of if they stay the night. 

​

Where is parking?

The only parking guests renting only the lodge are allowed to use is around the circle driveway. Neighbors will call a tow truck if you park on their land and we are not responsible for helping in getting your vehicle back, The driveway comfortable parks about 16 cars.

​

Are you lakefront?

We are not. The lake is about half a mile away. 

​

Are you pet friendly?

Absolutely! But we must be notified before hand how many pets will be joining you and you are responsible for your pet making sure they do not tear up or have accidents around our home. Additional fees will be applied for pet messes and damages.

​

Are you wheelchair accessible? 

Apart from the front step on the bottom floor to enter the home, our home is pretty wheelchair friendly. We also have a motorized chair lift for those who struggle with stairs but there are three steps you have to walk up in order to reach the chair lift. We have had many guests in wheelchairs stay with us and have reported no issues! If you are in a wheelchair and can think of ways for us to make our home more wheelchair accessible, please let us know! We would love to make those improvements for you and future guests.

Is there smoking allowed?

Cigarette smoking is allowed only outside. You must pick up all of your butts and keep ash off of the furniture. Absolutely no smoking is allowed inside. This includes smoking of illegal substances. There is a $200 fee for not following this rule. 

​

Are children of all ages welcome?

Absolutely! We are a family cabin! However, the home is not childproofed and there are many dangers in the home such as fireplaces, hot tubs, and a top deck with lattice handrails. It is incredibly important to watch your children at all times. 

​

What if I need to cancel?

$600.00 non-refundable deposit due at time of receiving invoice in order to save dates. Remaining balance due 1 month before the start of the reservation. Must cancel at least 2 months before reservation starts to receive a full refund of said remaining balance. How many does the studio sleep?

The studio comfortably sleeps two in the king size bed but we definitely have had groups of 5+ stay. We do not provide additional sheets or a blow up mattress and we must know how many guests will be both visiting and staying.

What amenities does it come with?

The biggest amenity is the peacefulness of the space but we also have a large tv, a fireplace, some boardgames and several books. Theres also a small grill outside. 

​

How do I book?

You can contact Megan directly! She can check on your preferred dates and book you on the spot!

​

Is this what many couples use as the honeymoon suite?​

Yes! On the deluxe packages the Studio is included. It is the perfect peaceful spot for the happy couple to get away for a few nights. 

​

What time is check in/check out?

Check in is at 4pm with check out at 11am. During this time we give tours and our cleaners take extra care to ensure the home is clean and ready for the next check in. For this reason, check in and out times are not super flexible.

Do you allow parties?

Unfortunately with the proximity of our neighbors, the parking space, and the nature of the studio, the largest kinds of "parties" we allow is bachelorette/bachelor parties, very small family gatherings, and other small get togethers with 10 or less people. Quiet hours, our neighbors properties, and general respect for the space is strictly enforced and neighbors will call if it is not respected.

Where is parking?

Parking is out front between the creek and the telephone pole as we share an easement with the first part of the driveway. You can not park on the grass. 

​

Are you lakefront?

We are not. There is a very small creek in the backyard but it is not stocked.

​

Where is this located?

It is located in Murray, KY. Contact directly for an exact address.

How close are you to Murray State?

We are 10 minutes from Murray State

​

How close is it to the lodge and venue?

It is a 20 minute drive. 

​

Are you pet friendly?

Absolutely! But we must be notified before hand how many pets will be joining you and you are responsible for your pet making sure they do not tear up or have accidents around our home. Additional fees will be applied for pet messes and damages.

Are you wheelchair accessible?

Apart from the gravel out front, yes! We have had many guests in wheelchairs stay with us and have reported no issues! It sleeps 12 in beds/bedrooms with a pull out couch that sleeps two more and room on the couches for more! There is also enough space for guests to bring blow up mattresses. We do not provide extra mattresses or extra sheets. Upstairs there are 4 bedrooms, two with queen beds, two with king. Downstairs there are two more queen bedrooms.

What amenities does it come with?

The cabin is spacious enough for everyone to find something to do together or alone. We have books, games, a hot tub, two fireplaces, two large TVs, a back deck to hang out on and a fire pit in the back yard as well as cornhole and a spacious fenced in back yard.

How close is this to the lodge and venue?

It is about a mile from the lodge and venue. Many guests use this space to house extended family traveling for the wedding or for the second bridal party (groom and groomsmen or bride and bridesmaids.)

Where is it located?

The cabin is located in Benton, KY about half a mile from Land Between the Lakes. 

​

Do you allow parties?

We would love to make those improvements for you and future guests.

Yes! We offer 30 and 50 amp services.

Where are you located?

The campground is located on Sirls Road in Benton, KY

​

How close is it to the lodge and venue?

It is directly across the street from the log cabin and venue!

​

is there trash pick up?

Yes! Just simply set it outside and text Megan to have someone come by. You are responsible for large items disposal.

​

What does the campground look like?

We are not a traditional large campground. We have 4 concrete slabs that we converted from trailer home hookups to camper. We are incredibly small and just off of the road. Hookups are on the opposite side so extensions may be required. There isn't a dog park or large hangout/picnic area. The campgrounds are mostly utilized by family of bridal parties wanting to stay close to the venue. We highly recommend seeing it first before booking.

What time is check in/check out?

Check in is at 1pm and check out is at 12.

Do you allow parties?

Do to the space, there should not be more than 4 additional guests at your camping area and quiet hours should be respected as well as the other campers and neighbors.

Where is parking?

There should be no more than two cars per campsite. Parking is directly in front of your slab where you park your camper.

​

Are you lakefront?

No we are not. We are about half a mile from the lake.

​

Are you pet friendly?

Yes! But you must clean up after your pets. 

​

Yes cigarette smoking is allowed but you must clean up your butts.

Are children of all ages welcome?

Of course! But there isn't a playground area.

What if I need to cancel?

Cancelations 7 days or sooner result in a full refund, 50% refund for under a week prior to reservation.

What are the campground rules?

You must clean up after yourself, respect the neighbors and other campers, no parties, no excessive junk around your space, you can not take up more space than what the slab allows, and a few others! To see a completed list, please contact Megan Directly for an emailed copy.

Is there an age limit to book?

Yes. You must be 25 with a valid photo I.D. in order to book. Whoever books must stay at the property and is responsible for all of their guests. We do not allow 3rd party bookings.

6. Where to around Western Kentucky

Where can we rent a pontoon boat?​

There are a few including Town and Country Marina and Ken Lake Marina. 

​

Where is the best spot to go swimming?

There is a beach entrance spot about 30 minutes from the lodge and cabin called Kentucky Dam State Village.

 

Is there a public pool? 

Yes, it is called Benton City Pool. It is about 18 minutes from the lodge and cabin.

​

Where can we drop in our boat?​

Jonathan creek public boat ramp is about half a mile from the lodge and cabin. 

​

We are traveling with children, where should we take them?

Is it a dry county?

No, in fact there is a liquor store in Benton as well as a new winery, Poca Terra. Marshall county may not allow the sell of alcohol on Sundays.

​

Where can we go hunting?

Where are the best riding trails?

​

How close is the nearest store ?

If you are trying to map out groceries while staying at the lodge or cabin, there is a Dollar General about 2 miles from them. There is a Walmart and a Kroger about 20 minutes away. There is a Sam's club in Paducah about 45 minutes away. This is where the nearest mall is as well. Paducah also has "Downtown" Paducah which is a cute little area to walk around, do some shopping or antiquing.
